There are some conservation areas in Aberdeen including parts of Old Aberdeen and Footdee and the local council has a duty to conserve and enhance the special character of these areas.

Aberdeen City

Housing in the central area of Aberdeen mainly takes the form of tenement flats built at the end of the nineteenth century. These are granite properties, many of which have recently been refurbished to a high standard and which provide attractive accommodation for first time buyers. There are also some modern developments flats in Gordon Street, Rose Street and Huntly Street. A large new development currently under construction in the city's Crown Street is New Century House which will feature around 90 luxury one, two and three bedroom apartments with parking facilities and communal gymnasium. There are also some attractive new flat conversions on Guild Street. At the east end of town, by the harbour, is the conservation area of Footdee with its small cottage-type properties.

Old Aberdeen is a Conservation area situated to the north of the present city and is centred on King's College. Most of the houses are small cottage-type properties but there are also some large houses situated within their own grounds. These seldom come on the market but tend to command very high prices.

Rosemount is a popular residential area with good local shopping facilities. Accommodation is mainly terraced ranging from small to larger properties with a few modern developments of flats. Closer into town there are tenement blocks constructed mainly in the late nineteenth century, many of which are of high quality.

Although of modest appearance externally, many of the properties in the Midstocket and Westburn Park area are remarkably large, and they provide high quality and popular family accommodation.

The area bounded by King's Gate to the north, Union Grove to the south, from the centre of the city out to where Queen's Road intersects with King's Gate, is often known as the West End and includes the areas of Rubislaw, Queen's Road and Queen's Cross. The area closer to the centre including Albyn Place and Carden Place is home to many of the professional sector businesses. Streets such as Hamilton Place, Desswood Place and Gladstone Place contain large granite houses, many of which are semi detached, although there are also large terraces and some very spacious detached properties as well. Many of these large properties have been sub-divided into spacious executive flats, which are much in demand. The two Rubislaw Dens (North and South) have individually styled large houses, some with private access to the Den, and are probably the most prestigious addresses in Aberdeen. The whole area is popular with company executives. Further out there are some new developments such as North Burn of Rubislaw in the Fernielea area. North Burn of Rubislaw offers an attractive range of properties which vary from two bedroom apartments to three and four bedroom semi and detached villas.

Craigiebuckler, Airyhall, Seafield, Mannofield and Braeside contain predominantly semi-detached dwelling houses which make popular family residences. Craigie Den is a recent development of five bedroom houses and two and three bedroom apartments at Craigiebuckler. Also in this area, Springfield Den, off Countess Road, is a sizable development of prestigious four and five bedroom houses. The area is well served by shops, schools and recreational facilities.

Ferryhill is one of the older parts of Aberdeen with a wide variety of house types, from large mansions built in the nineteenth century to modern flats. The Duthie Park is to the south of Ferryhill and is a popular recreational area.

To the south of Aberdeen, beyond Portlethen and Newtonhill, lies Stonehaven. This traditional town has an attractive harbour which is popular with people who enjoy sailing as a pastime. There is a wide range of housing from large traditional granite houses which compare favourably with those to be found in the West End of Aberdeen, particularly near the station, to smaller traditional and modern family houses and some new flats.
